What does ACE do?

We are a Los Angeles design‑build studio. We design, permit, and build kitchens, bathrooms, ADUs, backyard remodeling, additions, and whole‑home remodels under one fixed‑price contract.

Where do you work?

Across LA County, with a focus on the San Fernando Valley, the Westside, and the San Gabriel Valley. We do not subcontract out of region.

How big is the studio?

Small on purpose. One PM per active project. We turn down work to keep that ratio.

What is the Visualizer?

Our AI tool that renders your room or yard in your style and finish tier in eight seconds. No call, no deposit. You see it, then we talk.

Pricing & Contract

Do you really do fixed price?

Yes. Every contract opens with a single number. Change orders are signed by you, not announced by us. If we did not catch it in scope, the cost is on us.

What does a kitchen actually cost in LA?

Mid‑tier in the $65K–$95K range. Luxury $120K–$250K. We will tell you which tier you are in before we draw.

What is included in the price?

Plans, engineering, permits, demo, build, finishes, fixtures (per spec), final clean. The number you sign is what you pay.

Do you offer financing?

We work with three local lenders. We do not earn referral fees from any of them.

What about change orders?

Every change is in writing, with a price, before we touch it. You sign every one.

Process & Schedule

How long is the design phase?

Typically four to eight weeks for kitchens and baths. Twelve to twenty for whole‑home or ADU.

When does the permit get pulled?

After plans are approved by you. We file at LADBS ourselves. Plan check runs three to sixteen weeks depending on scope.

How long is the construction?

Kitchens 8–14 weeks. Bathrooms 5–9 weeks. ADUs 16–28 weeks. Whole‑home 9–18 months.

Can we live in the house during construction?

Sometimes. We will be honest about it before you sign.

What is ACE Live?

Daily WhatsApp from your PM, Sunday photo set with a schedule note, one named PM from permit to handover. Standard, not extra.

Permits & Code

Do I really need a permit for this?

Yes if anything moves, expands, or touches structural / plumbing / electrical / gas. We do everything to permit.

What if my house is in HPOZ?

We have built in Hancock Park, Whitley Heights, and West Adams. Historic Resource review goes in our timeline up front.

What about Title 24?

Every plan we file is Title 24 compliant. Envelope, lighting, ventilation, all to current code.

Hillside or coastal?

Yes. Slope analysis, fire access, Coastal Commission, all handled by us with engineers we have known for years.

What if my plan check fails?

It happens. We resubmit at no cost. On 300+ LA homes, we have not failed twice on the same project.

After the build

What is the warranty?

One year on all workmanship. Manufacturer warranties pass through to you on appliances and fixtures.

What if something breaks at month thirteen?

Call us. We will come look. We do not disappear at month twelve.

Will you reference past clients?

Yes. We can put you in touch with three recent clients in your zip range.
