A real estate investor who wanted to add an income‑generating ADU to a 7,200 sq ft Encino lot. He wanted detached, 2BR, ready for long‑term rent. He had the lot. He had the capital. He wanted predictability.
ADU permit timelines at LADBS were running 14 to 18 weeks at the time. The lot had a setback variance issue from a 2003 garage rebuild that complicated the side yard. The owner was based in San Francisco and was not going to be on site.
We pulled the property survey first to clean up the variance with LADBS, before the ADU permit went in. We filed under the standard pathway (no SB‑9 needed for this lot). We ran the eleven‑month build with weekly Zoom plus daily WhatsApp. Final walk‑through was a video walkthrough by the PM, with the owner on FaceTime. The number we signed was the number he paid.
I have built three ADUs in LA. ACE was the only one that closed within ten percent of the original number.
