A young family with a 7,000 sq ft hillside lot that was 70 percent slope. They wanted a 35‑foot pool, a cabana, an outdoor kitchen, and a back yard their kids could actually use. The existing landscape was a mess of 1980s railroad‑tie terraces.
Hillside grading on slopes over 50 percent requires a soils report and full structural engineering. The existing retaining walls had to come out. Pool excavation on a hillside means moving 180 cubic yards of dirt down a single‑lane Palisades access road. And the city fire department had to sign off on access.
We engaged a soils engineer in week two. New 12‑foot reinforced retaining wall poured before pool excavation. We used a dirt conveyor to move spoils to a truck loading zone at the street. Pool, deck, cabana, kitchen, fire wall, and lighting all on a single fixed‑price contract signed before excavation.
We thought a hillside pool was impossible on our budget. ACE made it possible by being honest about what was hard and what was not.
